PHASE 1 ENVIRONMENTAL SITE ASSESSMENT

A Phase 1 ESA is often required for commercial properties to ensure that a property does not have environmental liability. Most lenders will require this inspection in order to mitigate risk and determine any work/repairs needed.

WHAT'S INCLUDED IN THE INSPECTION

Unlike many inspection companies, we send multiple inspectors onsite, so that we can work efficiently and produce an extremely detailed report of our findings with recommendations from our subject matter experts.

  • Review of building plans and other relevant documentation

  • Interviews with persons who are familiar with the building (tenants, previous owners, maintenance...)

  • Walk-through survey/visual investigation

  • Historical Research concerning the property and the surrounding area, especially as it pertains to environmental issues

  • Review of State, Federal & Local Government records

  • An analysis of the likelihood of contamination

WHAT THE INSPECTION COVERS

Following the completion of the Phase 1 ESA, our Environmental Professional conducts a thorough analysis and prepares a detailed report to present our findings. This process includes:

  • Data Synthesis

    • Compiling and analyzing data gathered from the site inspection, historical research, interviews, and regulatory reviews to identify any Recognized Environmental Conditions (RECs).

  • Risk Assessment

    • Evaluating the likelihood and potential impact of any identified RECs on the property’s value and environmental safety.

WHAT'S INCLUDED IN THE REPORT

Our reports are EXTREMELY thorough and a matter of pride for our team. The report our customers will receive is intuitive and contains digital photographs that thoroughly document the condition of the property. The PCA report format is electronic and can be transmitted quickly and easily to the lender or buyer.

We follow the nationally accepted ASTM 2018-15 Standard Guide for Property Condition Assessments in performing building inspections.

The final report will include:

  • Detailed Findings

    • Providing a clear and comprehensive report that outlines the findings of the assessment, including any identified RECs, potential sources of contamination, and environmental concerns.

  • Conclusions & Recommendations

    • Offering professional conclusions regarding the potential environmental risks and providing actionable recommendations for further investigation or remediation if necessary.

  • Supporting Documentation

    • Including all relevant documentation such as maps, photographs, and historical records that support the findings and conclusions of the assessment.

Benjamin Hammond

Benjamin has over 20 years of construction experience, with projects ranging from multi-family and mixed used to restaurants and retail. Working with owners, tenants, insurance agents and property management staff, Benjamin has the deep practical knowledge and the project management experience to identify risks and work with customers to get them prioritized and resolved. Jeff Pope

For nearly 20 years before becoming an inspector, Jeff worked on major commercial and industrial projects across the West Coast, Las Vegas, and Hawaii, including water treatment facilities, sports arenas, tunnels, casinos, resorts, and bridges.

Since 2002, Jeff has been a full-time inspector, contributing to the Standards of Practice and Code of Ethics for the nation's largest inspection association. He also helped develop educational materials for their electrical courses. Over his 20+ year career, Jeff has conducted more than 12,000 property inspections.

Edward Breland, P.E.

Edward has over 40 years of experience in civil and environmental engineering. He is a Registered Professional Engineer in Texas and holds national certifications as an Environmental Specialist and Inspector. He's contributed to 6,000 Environmental Site Assessments and 3,500 Property Condition Assessments across 45 states, serving clients in healthcare, real estate, and commercial industries. He is an active member of NSPE, ASCE, and TSPE, and serves on the Board of Advisors for Tulane University's School of Science and Engineering..
